Fire & Security - Prime Four Kingswell Business Park

Prime Four was designed to provide world class HQ facilities for international occupiers including Nexen, Apache and Transocean. The first phase of the Prime Four business park, near Kingswells, comprised of three high-spec office buildings and a global training centre for companies working in the offshore oil and gas industry for Nexen spread over four plots.

FES carried out a range of electrical services in the first phase. This included a complete utilities package involving off-site works to bring in gas, water and electricity. FES provided all HV infrastructure, including high voltage transformers and switchgear; this involved over 4km of cabling from a residential area along the busiest road in Aberdeen, taking special care not to impact on any of the existing underground utilities. FES was in control of the full road management system to bring this part of the project to successful completion.

FES also carried out the LV installation including main switchboards; distribution boards above ceiling and below floor busbars feeding floorboxes, lights and lighting control systems. FES has been contracted to install all internal lighting and power systems across the four plots. This includes a fully networked lighting control system incorporating control modules and panels. These devices ensure that areas are only illuminated when required e.g. through motion or absence detection. This, coupled with automatic dimming via photocell daylight sensors on bright/sunny days ensures that energy consumption is kept to a minimum. Additional services provided by FES include all external lighting, emergency lighting monitoring systems and lightning protection.

In line with the environmentally conscious design of the building, FES installed photovoltaic panels on each of the buildings’ roof space. Each system is sized for the maximum benefit based on the roof orientation and inclination as follows:

  • Plot 1 – 20kW
  • Plot 2 – 15kW
  • Plot 3 – 30kW
  • Plot 4 – 15.04kW

Further to PV power generation, FES installed combined heat and power machines across all four plots as well as backup generators for three plots.

The fire and security aspects of work involved the installation of fire alarms, disabled alarms, disabled refuge system as well as the associated communications and IT installations for two of the four plots. The project continues into phase through from June 2014.

The FES scope of works for each plot included:

HV & LV Distribution, Generators, Combined Heat and Power Systems, Photovoltaic Installation, Uninterrupted Power Supplies, Lighting Control System, Emergency Lighting Monitoring System, General and Feature Lighting, Fire Alarms, Gas Suppression, Disabled Alarms, Disabled Refuge, Access Control, Security and CCTV Systems, IT Infrastructure, External and Car Park Lighting and PA Systems.

The buildings are fully occupied by major players within the oil industry with each building having its own High voltage transformer and stand-alone backup Generators in the event of power outages.
