FES FM utilises the latest Computer Aided Facilities Management (CAFM) software to assist in the management of client assets. All major items of plant and equipment are identified, assessed, categorised and recorded in our Maximo CAFM system. This data is used to create a Planned Preventative Maintenance (PPM) programme which will be designed to meet the specific maintenance requirements of each client property. The PPM schedule details the frequencies of the maintenance tasks for each asset. This programme is used to manage our planned maintenance service which is designed to exceed the industry standard 80:20 benchmark of planned maintenance to reactive repairs. By proactively implementing this planned maintenance regime, we aim to maximise the operating efficiency and lifespan of all assets at each client property. Through our commitment to achieving 80% of works as planned maintenance, we reduce the likelihood of reactive repairs below 20% which minimises costs and reduces the risk of disruption caused by unexpected failures.
All planned maintenance tasks are recorded by our technicians using the latest in mobile handheld tablet PCs. This ensures that the Maximo CAFM system is kept up to date and provides a comprehensive history for each asset. The Maximo CAFM data is an essential part of monitoring plant and equipment to ensure that it is operating efficiently. Planned maintenance activities are always scheduled around the operational requirements at each client property to avoid any disruption.
Planned maintenance activities includes all statutory checks on fire detection systems, emergency lighting systems, electrical distribution systems and water distribution systems. The FES FM Compliance Team ensures that the maintenance of these systems meets the latest legal and statutory requirements.
FES FM operates a 24 hour Helpdesk which supports our clients 365 days a year for any type of reactive maintenance. The Helpdesk provides a single point of contact for clients to report any problems or service issues. The Helpdesk is an integral part of our Maximo CAFM system and provides our Helpdesk operators with a full set of asset data for each client property. The Helpdesk also provides clients with performance and progress information of each call through to completion.
