FES was appointed by Robertson Construction Group to deliver the mechanical, electrical, and plumbing (MEP) services for the new BlackRock office at Dundas House. The project combines a 140,000 sq ft modern office extension with a Category B listed historic entrance, preserving the character of Brandon Street while providing flexible, collaborative office spaces. The atrium serves as a central hub with social areas, a café, and a coffee bar, supporting interaction and workplace wellbeing.
Building Services & Sustainability
FES integrated energy-efficient building services using low-carbon technologies. Heating, cooling, and ventilation are provided through heat recovery air handling units and air source heat pumps, ensuring consistent comfort throughout the office. Water systems, including domestic hot and cold water distribution, are designed for reliability and efficiency. The project also allows early IT infrastructure installation via Room Ready zones.
Electrical & Life Safety Systems
The existing HV/LV substation was reused, and new standby generators were installed to provide continuous power for critical systems. FES delivered full electrical infrastructure, including:
- General and architectural lighting with controls
- Emergency lighting and life safety systems
- Power distribution and busbar infrastructure
- Fire alarms and sprinkler protection
End-to-End Project Delivery
FES managed design, coordination, installation, and commissioning, using a digital model to ensure seamless integration of services without compromising the building’s architectural features. The result is a fully operational, sustainable office environment that meets BlackRock’s functional, safety, and aesthetic objectives.
